Found it at 17:50. Brass cap is located in a covered well, down 12, and in good condition. HPGN 06 RF is painted on the pavement and the benchmark is approximately 20' distant. Coords (NAD83) are very close - 10'-12' off when using the the Magellan on WGS84 datum. The coords I took are in WGS84.

I believe this benchmark - and the towers - are gone. The location is in the middle of the Van Ness extension subdivisions, north and west of Van Ness and Alluvial. The only thing there is very expensive homes - and no towers anywhere to be seen. (And it's been years since anyone has heard from station KARM.)
